While we anticipate that most of our clients will have completed a limited review of the file and its documentation prior to assigning it to us, we do offer a low-cost File Analysis and Integrity Review (FAIR) Program, which would entail a detailed file review and the identification of the pertinent leads that would likely require further research and/or field investigation. The cost for our FAIR Program is $395.

Our Phase I Investigation protocol would include a comprehensive file review and discussion with your organization’s representative to narrow the scope and focus of the investigation, and to establish investigative leads. We anticipate that the Phase I Investigation would include, at a minimum, an analysis of the HUD-1 Settlement Statement; the reverification of the borrower’s employment, income and asset documentation contained in the file; the verification of the borrower’s occupancy in the property; a detailed review of the title report, property transaction history and appraisal information; determination of the license status of the loan originator and appraiser; and, as necessary, the interview of persons involved in the transaction, including the borrower and the loan originator. The Phase I Investigation would be budgeted at an amount not to exceed $1,100, with direct expenses paid separately, at cost. The fee for mileage driven would be $0.585 per mile.

If additional leads are developed during the Phase I Investigation that fall outside of the scope of the assignment, further investigation, as directed by the client, would be completed under our Phase II Investigation protocol. Phase II Investigation activities are billed at a rate of $75 per hour, with direct expenses paid separately, at cost. The fee for mileage driven would be $0.585 per mile.
